Fan Coil Unit Basics

A fan coil unit is a device consisting of a heating and/or cooling “coil”, drain pain, motor, and fan. In a water based system, the unit output is established from the temperature of the water in the coil and the water pressure circulating throughout the unit. The water lines supply either cold or hot water to the unit depending on the time of year. An air filter made of poly or fiberglass material helps to remove particles such as dust, pollen, mold, and bacteria from the air before release from the unit. Condensation and moisture within the unit is captured into a drain pan to feed into the building drain line, avoiding contact with the outside area surrounding the unit. Fan coil units circulate hot or cold water through a coil in order to condition a space. The unit gets its hot or cold water from the building system. The equipment used can consist of machines which remove heat such as a chiller or a cooling tower and equipment for adding heat to the building's water such as a boiler or a commercial water heater. Speed control of the fan motors within a fan coil unit is used to control the heating and cooling output.

Fan Coil Unit Best Practices

The following tips are listed below to aid in unit efficiency and prolonging the life of your unit:

  • Replace air filters as required (check with your building/management company)
  • Utilize an Anti-Clog to sit in the unit to combat build-up in the drainage
  • Install a water alarm/sensor for leak detection
  • Pair your FCU with a thermostat
  • During the summer months of high heat and humidity, keep units on low to avoid excessive condensation from the coil
  • Coil temperatures will retain ideal temperature; lack of air circulation will increase condensation
  • Keep windows shut to avoid prolonged periods of greater than normal temperature variance between the unit coils and air temperature
  • Maintain a fan speed which allows the unit to work less to keep maintain temperature
  • Keep items off the grille on top of the unit (i.e.- plants, books, food, toys, etc.)
